House Rules
Abstract Abode — Rental Agreement & Terms This Rental Agreement and Contract is a legally binding agreement made and entered into as of the Reservation Date by the "Guest" and the undersigned owner, manager, or agent ("Rental Agent"), pursuant to which the Guest agrees to rent the described Property for the duration of the Rental Term for the Total Rental Fee and other good and valuable considerations as described herein. OCCUPANCY Guest agrees that no more than five (5) persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed under this Agreement. Guests acknowledge and agree that occupancy in excess of five may be subject to additional charges. CONDITION AND USE OF PROPERTY The Property is provided in "as is" condition. While the Rental Agent uses best efforts to ensure the operation of all amenities (e.g., internet, Smart TVs), the Rental Agent shall not be held liable for failures but will make timely efforts to resolve any issues. Guests acknowledge that certain amenities—such as firepits and BBQ grills—may involve inherent risks, especially for children, and use of such amenities is entirely at the Guest’s own risk. This Property is located in a Southern and/or wooded area. Although the home is treated quarterly for pests, occasional sightings of waterbugs or insects may occur. Guests agree to use the Property solely for residential purposes in a careful and respectful manner, maintaining cleanliness and avoiding damage. Guests shall refrain from loud noise, illegal activities, or any behavior that may disturb neighbors. DEFAULT Failure by Guest to comply with the terms of this Agreement will result in the immediate termination of the stay. Guest must vacate the Property, remove all belongings, and leave the Property in good order. No portion of the rental fee will be refunded. If legal action is necessary, the prevailing party shall be entitled to reimbursement for associated costs. ASSIGNMENT OR SUBLEASE Guest shall not assign or sublease the Property or allow unregistered guests who exceed the maximum occupancy. RISK OF LOSS & INDEMNIFICATION Guest assumes all risk for personal property, furnishings, and effects brought to the Property and holds Rental Agent harmless for any loss, theft, or damage. Guest agrees to indemnify and hold harmless Rental Agent, property owners, and their representatives from claims or liabilities arising from their stay, including injury, property damage, or death. RELEASE Guest waives all claims against the Rental Agent or property owner for injuries or losses sustained on or near the Property or related amenities, which are used at the Guest’s own risk. ENTRY & INSPECTION Rental Agent may enter the Property at reasonable times with prior notice for inspection or to show to prospective renters or buyers. In emergency situations or suspicion of danger, entry may be made without notice. UNAVAILABILITY If the Property becomes unavailable due to events beyond the control of the Rental Agent, a comparable replacement will be sought. If none is available, a full refund will be issued, and no further liability shall apply. REFUNDS Refunds, if applicable, will follow the cancellation policy outlined at the time of booking and be processed within 45 days of checkout. ARTWORK DISCLOSURE & PURCHASE POLICY The Property features original, copyrighted artwork by Kristen Martinez, a local Wilmington artist. These works are available for purchase during your stay via QR codes placed throughout the home. All artwork is accounted for prior to check-in. If any piece is missing upon departure, it will be treated as a purchase and charged to the payment method on file at the listed price. Damaged or tampered artwork will be subject to additional fees. Unauthorized removal or reproduction is prohibited and may result in legal action. HOUSE RULES No smoking inside the house. Violation will incur a $250 cleaning fee. Smoking is permitted outdoors only. All debris must be properly disposed. Pets up to 50 lbs allowed with prior approval and a $150 fee per pet per stay. Pets must not be on furniture. Additional fees will be assessed for damages in the event of linen/furniture damage. Park only on designated areas; no parking on grass or encroaching city streets. Day visitors allowed, but overnight guests beyond booked occupancy are prohibited. No parties, excessive noise, or illegal activity permitted. GENERAL PROVISIONS This Agreement constitutes the entire understanding between the Guest and Rental Agent. Modifications must be in writing. This Agreement is governed by North Carolina law. If any part of this Agreement is deemed invalid, the remainder shall remain in full effect. BOOKING ACKNOWLEDGMENT By confirming a reservation at Abstract Abode, the Guest acknowledges and agrees to all terms and conditions outlined in this Rental Agreement, including the House Rules and the Artwork Purchase Policy.
Other Details to Note
Our pet fee is $150 for the first (small dog under 50lbs). If multiple dogs (we allow 2) we charge $100 per dog. Strict no cat policy! If damages are caused additional fees will be assessed.
